Almost every roller sold today is built to a price, not to a lifespan. We install commercial, Florida Grade-A hardware — the same grade specified for coastal doors that live in salt air and standing water.
That open crescent around the hub is where the ball bearings used to sit. The plain steel bearing rusted from the inside, the rust ground the races and broke the cage, and the balls scattered out of it. What is left is an empty race — you can see straight through it.
With nothing left to roll on, the wheel stops turning and the door drags on a ruined hub. The wheel and housing still look serviceable, which is exactly why this failure gets missed until the door is already grinding down its own track.

The housing sits in the bottom of the track — the wettest, dirtiest part of the entire door. Condensation runs down the glass and collects there, along with grit, pollen and cleaning product.
The zinc coating corrodes sacrificially, giving itself up before the steel underneath does, and it keeps protecting even where the surface gets scratched during installation. Steel also carries the door's weight without flexing — a housing that bends under load pushes the wheel out of square and accelerates every other kind of wear.
This is the part homeowners curse about most. The height screw is what raises or lowers the door when it starts catching or the latch stops lining up — and on a cheap roller it rusts solid within a couple of years.
Once that happens, the roller is finished even if the wheel is perfect, because it can no longer be adjusted. A corrosion-resistant screw keeps the door serviceable for its whole life: small alignment issues get corrected in two minutes instead of turning into another full door removal.
This is the single part that decides whether the roller survives, and it's the part nobody can see. A bearing isn't one solid piece — it's a set of hardened balls running in two polished races, held apart by a thin cage. Every one of those surfaces has to stay smooth to a fraction of a millimeter.
A plain steel bearing sits in a track that holds condensation and rainwater, and moisture wicks straight into it. Rust forms inside the races where nothing can be cleaned or greased, and rust takes up more room than the steel it came from — so it jams the balls, pushes the races apart and starts flaking off inside the assembly. Those flakes act like sand: they grind the races rough, the thin cage breaks, the balls scatter, and the bearing collapses. At that point the wheel is riding on a ruined hub, the door drops, and it starts grinding along the track.
Stainless is what keeps that from ever starting. No rust inside the races means the balls keep rolling on smooth steel for the life of the door — and a bearing that never corrodes is a bearing that never falls apart.
There are three choices for a wheel and the other two both fail in predictable ways. Nylon expands and contracts far more than the metal it's mounted in, and the bottom of a door track swings from cold overnight to hot in the afternoon sun every single day. That constant swelling and shrinking works the material back and forth until it loses its flexibility and splits — usually starting as a hairline crack around the hub. Nylon also flat-spots wherever the door has been parked for months, and it deforms under the point load of a heavy glass door.
Plain steel solves the load problem but trades it for corrosion, in the worst possible place to make that trade — the tread is in near-permanent contact with water sitting in the track. It pits, and a pitted tread is a rough tread. Stainless is dimensionally stable hot or cold, doesn't creep, doesn't flat-spot, and its protective layer re-forms itself every time the tread gets scratched, which on a wear surface is constantly.
Steel on steel is durable but noisy, and it can drag when the track is dirty. A thin silicone layer over the wheel gives a quiet, slightly compliant contact surface without giving up the load capacity of the steel core underneath.
It also works as a seal, keeping water and grit off the wheel face and away from the bearing — and grit, not water alone, is what really kills a bearing. Silicone stays flexible from freezing mornings to a track baking in August, so unlike nylon it isn't being stretched and shrunk into failure every day.
Only two things actually end a roller's life: corrosion and contamination. Every choice above targets one of them — galvanizing and stainless stop the corrosion, the silicone cover blocks the contamination, and the anti-rust screw keeps the assembly adjustable long enough to matter.
That's the difference between a repair that holds for two decades and one you'll be booking again before the warranty paperwork is filed.
A builder-grade roller — nylon wheel, plain steel bearing — realistically lasts about five years before it flat-spots, cracks or seizes. Usually worn rollers. A bearing that has started to rust, or a wheel that has flat-spotted, stops rolling and begins dragging, so the door feels heavy and catches as it passes. A track packed with grit and a door that has dropped out of level do the same thing. If the height adjustment screw has rusted solid, the door can no longer be re-levelled and the roller has to be replaced.

Replaced. Once rust reaches the inside of a ball bearing there is no way to clean or re-grease it — the flakes grind the races, the cage breaks and the balls scatter. Replacing the roller is also the cheaper repair overall, because a failing wheel chews up the track it runs in.
Yes. Both rollers have carried the same weight, in the same wet track, for the same number of years — so if one has failed the other is close behind. Replacing both in a single visit also keeps the door sitting level, which is what stops the problem coming back.
